The aim of the Centris refurbishment was to yield maximum rental value by creating a high quality, flexible office building that could be let on a floor-by-floor basis or as one building, whilst ensuring refurbishment costs were kept to a minimum.
Maximising floor plates to deliver greater occupancy levels and remaining true to the decision to achieve a high level of specification has ensured that the new building achieved the highest rental value possible.
Working within the constraints of the existing building footprint, the design, specifically the replacement of the glazing, generated a further 2,000 sq. ft of lettable space. The new energy efficient services and cladding system have dramatically increased the lifespan of the asset and reduced the cost in use.
We are delighted with the outcome of this project which has delivered one of the Thames Valley's finest new self-contained Grade A office buildings. For AEW, balancing commercial drivers with design aspirations is paramount and we chose to work with Spratley & Partners on Centris because of their very solid track record of getting this balance right.
