Spratley & Partners’ sensitive refurbishment of 13 Hill Street delivers a modern, high-performing office within the Mayfair Conservation Area, just off Berkeley Square.
With minimal updates in over 60 years, the property required careful intervention to meet today’s occupier expectations. Key heritage features were retained and restored, while targeted upgrades improved accessibility, usability, and tenant wellbeing — all within a constrained central London site.
The design introduces a series of thoughtful interventions that significantly improve both functionality and occupant experience. Layouts were rationalised to maximise Net Internal Area (NIA), responding to the need for flexible, efficient workspaces. Accessibility improvements included level access at the rear and the addition of end-of-trip facilities, aligning the building with modern workplace standards.
New feature staircases enhance circulation and wayfinding, while rationalised layouts maximise net internal area and provide greater workspace flexibility. A lower ground extension opens onto a new courtyard, complemented by a terrace above, creating valuable amenity space for users.
Performance and safety have been carefully upgraded, with re-roofing, insulation improvements, and reconfiguration of the building to strengthen the fire strategy—a particularly complex task in a heritage context.
Modern end-of-trip facilities and level access have also been incorporated, ensuring the building meets contemporary ESG requirements and occupier expectations.
Sustainability and performance were central to the design. These enhancements extend the building’s lifespan while improving comfort for occupants, ensuring it remains a resilient and attractive proposition in a competitive market.
