Originally designed by Foster + Partners and completed in 2006, 4 Hardman Square sits in the heart of Manchester’s Spinningfields district.

Spratley & Partners were appointed by Orchard Street to deliver a comprehensive refurbishment, updating the building to meet the expectations of modern office tenants.

Careful replanning of ground floor and mezzanine plant areas and more efficient use of the rooftop allowed for the inclusion on high quality end of trip facilities within the building. The design accommodates a secure cycle store, showers, lockers, changing areas, and an exercise studio with a variety of equipment and AV technology for virtual classes—adding tangible value for tenants.

The double-height reception was reconfigured to include a mezzanine business lounge and breakout areas. A refined material palette of copper, blackened metal, timber, and greenery creates an inviting atmosphere, with a copper-clad spiral staircase providing a sculptural link between levels.
