

Spratley & Partners were appointed to reimagine a vacant office suite at Tower Wharf in Bristol, an underused space in a prominent building that had previously struggled to attract tenants. The brief was to create a flexible, high-quality workplace that would appeal to a wide range of occupiers and meet modern expectations.
Taking a retrofit-first approach, we focused on reuse, sustainability, and adaptability—bringing new life to the space without starting from scratch. Just three months after completion, the space was successfully let, proving its value in a competitive market.



The office space offered a blank canvas for a speculative CAT A+ fitout. We reconfigured the layout to include collaborative zones, quiet work areas, and breakout spaces, supporting different working styles and encouraging movement and interaction.
The colour and material palette draws from the existing building finishes, layered with warmer tones and playful accents to create a more social, inviting atmosphere. A key feature of the project was reusing existing furniture and glazed partitions. Working with original manufacturers, we reupholstered and re-laminated items to give them a renewed look and feel. This approach reduced waste and supported the client’s sustainability goals, while also managing cost.





Building services were upgraded to improve energy efficiency, helping the unit achieve a strong EPC B rating.
The result is a modern, flexible workplace with broad appeal, supporting both focused work and collaboration in a well-balanced, visually engaging environment.
