With part of 210 unable to be let for over a decade, the brief was to deliver high quality commercial space with identity and better connectivity to an enhanced landscape. The success of the design resulted in a pre-let deal of 50% of the building to American company Hewlett Packard.

This was achieved by reorganising the core and providing a substantial extension to the entrance of the building creating a focal point within the campus.

An important feature for the design was to provide a reception space with direct access to each potential demise split and to incorporate a series of collaborative working environments. Curated tactile finishes, careful crafted joinery and select furniture collections populate the double height entrance space and promote interaction and creativity.

All electrical and mechanical services have been replaced and designed to allow for multiple splits across each floor plate, offering a range of demise options. The existing cores have been consolidated to achieve BCO-compliant WC and shower provision and maximising NIA.

The office floor plates consist of exposed services to maximise ceiling heights, with a central raft providing flexible/adaptable space for future tenants.

Inserting full height glazing to the corners of the building has enhanced the floor plates and strengthened connectivity with the outside. This, coupled with full height glazing to lightwells, maximise natural daylight deep into the plates.
