Farringdon Point

Farringdon Point is a high‑risk commercial building in the Hatton Garden Conservation Area in central London. It needed its office space upgraded within a mixed‑use building, while keeping disruption to occupied areas to a minimum so businesses could continue to operate. The project also had to meet strict planning and regulatory requirements and improve the building’s position in a highly competitive office leasing market.

The self‑contained commercial part of the building was used so the works could run to programme while the rest of the building stayed in use. Our design for the frontage responded to Camden’s planning priorities and local conservation policies.

We took a fabric‑first, low‑carbon approach, keeping existing building services, raised access floors, lighting, partitions and screens wherever possible. This improved the building’s environmental performance and helped to future‑proof the asset.

Spratley & Partners transformed the building’s arrival with a new reception and distinctive entrance, giving Farringdon Point a clearer presence on the street and a stronger identity. On the third floor, a 5,508 sqft CAT A+ fit‑out created a calm, flexible workspace that is ready to occupy immediately. This plug‑and‑play specification cuts tenants’ upfront fit‑out costs and helps the landlord let the space more quickly.

The project has created a revitalised, memorable entrance that helps Farringdon Point stand out in a crowded London office market. Tenants benefit from lower fit‑out costs and workspaces that support their ESG (environmental, social and governance) goals, while the building gains stronger environmental compliance and long‑term leasing resilience.

The project shows Spratley & Partners’ ability to balance high‑value, low‑carbon office design with complex planning requirements and commercial goals, maximising asset value in constrained, heritage‑sensitive settings.
